This 1920's vintage house was well built, with salvaged steel railroad tracks servind as floor joists, beautifully textured interior plaster and dark oak trim. The house suffered from additions that were less well-built over the years so the Owners decided to go back to square one.
Rand Rusin from Rusins Evergreen Enterprises peeled away the old concrete work after most of the frame was demolished by a crew that the Homeowners assembled for a weekend.
Poured concrete frost walls for the porch and addition were done by Alchemy Concrete from Nelsonville, WI.
After compacting fill into the foundation, Bob's Heating and Plumbing installed insulated heating and plumbing runs to the slab on grade addition and compacted around the disturbed soil.
Jeff finishes up the foaming details by using spray foam around plumbing and electrical penetrations. We used R-20 insulation and vapor barrier for the sub-slab and perimeter insulation package. The walls will be R-30, ceiling R-60, also with an integrated vaper barrier to control infiltration.
The floor is poured by Alchemy Concrete Inc. It will be stained and waxed for the final finish floor.
To enlarge the existing kitchen and bring more light into the new addition via an upstairs window, the stairs were reconfigured by removing an existing landing and making them a straight run.
In the existing kitchen, a new east window provides more light over the sink area. The original 4" walls were thickened with 1.5" strapping and blown with cellulose to an R-23. We opened up the kitchen ceiling to insulate the outer band joist cavity as well. Randy Shukar, from Innovation Works, also cut strategic holes for his new wiring runs and fixtures. The ceiling was then re-hung and plastered by the PlasterMasters.
